What does Alpha Team do as my property manager?
We handle everything from leasing and rent collection to maintenance coordination, inspections, tenant communication, and financial reporting — so you can focus on the big picture, not the day-to-day.
What types of properties do you manage?
We specialize in single-family homes, duplexes, and small multi-family properties (up to 12 units) in the Houston area and surrounding suburbs.
Do you work with out-of-state or hands-off owners?
Absolutely. Most of our owners are investors or landlords who don’t live near their properties. We’ve designed our process to be completely hands-off once we onboard you.
FEES & PRICING
How much does it cost?
Our standard full-service management fee ranges from 8%–10% of monthly rent,
depending on the property and portfolio size. Maintenance-only and non-leasing tiers are also available.
Do you charge a leasing fee?
Yes. Our leasing fee covers tenant placement, advertising, and screening. We often offer discounts or incentives — check out our launch bonus!
Are there any hidden fees?
No hidden fees. We’ll walk you through everything upfront, including optional services like photography or property tax appeals.
TENANTS & LEASING
How do you screen tenants?
We screen for credit, rental history, income, and background. We also contact prior landlords to assess behavior and reliability.
What happens if the tenant doesn’t pay?
We follow a clear legal process for late fees and, if needed, eviction — but we do everything possible to resolve issues first.
MAINTENANCE & INSPECTIONS
Who handles maintenance?
We have an in-house maintenance team for most jobs, and licensed vendors for major repairs like HVAC, electrical, or plumbing.
Do I have to approve repairs?
You approve anything over $300. We manage small repairs using a standard $500 reserve fund for speed and transparency.
How will I know when something’s fixed?
You’ll get an update through the monthly report of the owner portal. Tenants receive status updates via their portal as well. For big repairs, we usually share before/after photos.
MONEY & REPORTING
Owner payouts are scheduled for the 10th of every month. Monthly reports are sent the following month.
How do I access financial reports?
Through your secure owner portal — you’ll see rent collection, expenses, and reserves. Reports are generated on the 6th of every month and reflect the activity from the prior month.
How are reserves handled?
We keep a $500 repair reserve on file to handle minor items quickly. You’ll be notified if we ever need to use more than $300 for a repair.
COMMUNICATION & CONTROL
How quickly do you respond to owners?
We respond to owner inquiries within 1 business day, often much faster.
Will I have a point of contact?
Yes. You’ll have a dedicated person managing your property.
Can I use my own contractors?
You can, though most owners prefer our vetted vendors. If you have a preferred vendor, let us know in advance and we’ll do our best to coordinate.
